Our first project keeps only the protected facade of a characterful building in the historic heart of Brussels. Everything behind it is newly built as a BEN — almost energy neutral — hotel with integrated building intelligence.

A historic facade kept alive, with a new BEN hotel behind it.
This is the actual site: a characterful building at the end of a Brussels street. We keep its protected front facade and the street-facing identity, while everything behind is demolished and rebuilt to an almost energy-neutral (BEN) standard.
The result is a boutique hotel that belongs to the neighbourhood — same silhouette, new performance: heat pumps, rooftop PV, smart building systems, green roofs and a green wall.

What makes it sustainable and intelligent
Facade retention
Only the protected historic facade is preserved and restored. Everything behind it is demolished and newly built.
BEN standard
The new structure is designed as an almost energy neutral (BEN) building: minimal energy demand, covered largely by renewables on site.
Fabric first
A new highly insulated, airtight envelope with high-performance glazing cuts heating and cooling demand before any system is switched on.
Renewable energy
Heat pumps and rooftop PV replace fossil heating, with heat recovery on ventilation.
Smart building
A central building management system steers climate, lighting and ventilation per room, based on real occupancy.
Circular materials
Materials released by the demolition are reused where possible; new materials are chosen for low embodied carbon.
Water & greenery
Two green roofs and a green wall at the back, plus low-flow fittings, bring nature into the building and cool it in summer.
Guest technology
Digital check-in, keyless access and in-room control that make the low-energy design effortless to live with.
The experience we are building
A familiar facade on the street, an entirely new building behind it. Warm, quiet rooms and natural finishes, technology that stays out of sight until you need it, and energy use close to neutral.
This is our first project, so there is no back catalogue to point at. What there is: a clear method, a defined standard, and a team that will still be here when the doors open.
